Cities we take requests from

Housing figures are from the U.S. Census Bureau's American Community Survey (ACS 2024 5-year). Permit notes come from each city's own pages; where we could not confirm the rules, we say to check with the city.

San Antonio

The city of 1,479,835 people has a median home build year of 1985, and 42.5% of homes predate 1980. ZIPs such as 78201, 78212 and 78209 are older still, so ductwork is worth inspecting. CPS Energy rebates inside city limits require the permit number.

Why location matters for an HVAC job

The same AC replacement can come with different paperwork a few miles apart. In San Antonio the contractor pulls a city mechanical permit, and CPS Energy needs that permit number to pay a rebate inside city limits. New Braunfels, Boerne and Universal City each require contractors to register with the city. Live Oak adds a duct-leakage test when ductwork is replaced. This is general information, not legal advice; the contractor you hire should know the rules where you live.

The age of the house matters too. Inner-ring areas like Alamo Heights and Universal City have far more homes built before 1980 than newer places such as Cibolo or New Braunfels, and older homes may have older ductwork worth inspecting. Everywhere in the area, the heat is the common thread: about 122 days a year reach 90°F at San Antonio International Airport (NOAA 1991–2020 normals).
